If you or one of your agents has a buyer ready to make an offer on one of your listings, and if you wish to avoid the obvious perils of dual-agency, consider referring your buyer to us.

We'll pay a very generous referral fee to you while allowing you to proceed knowing you've done the very best by your buyer. You can maintain your ability to provide full fiduciary duties to your seller, while allowing the buyer to have the same level of fiduciary representation.

We'll help your buyer negotiate a fair price based on realistic market information, conduct inspections in a thorough and efficient manner, protecting all parties involved in the transaction, plus, we'll guide your buyer through the closing process in a way that will be beneficial to them and to you, saving you time and effort.

Since we do not accept listings, we never compete with you for your seller clients. Since you already have a relationship with the buyer you send to us, you can be confident that if they do not complete the transaction for any reason, your buyer may return to you to pursue other properties, or you will enjoy a generous referral fee from us if your buyer chooses to work with us on a different property. Furthermore, we will provide a referral fee on the first three properties that the referred buyer buys through us.

Since referring an in-house buyer to a different brokerage demonstrates your commitment to integrity, this practice will tend to create loyalty to you on the part of both buyers and sellers. Having another experienced brokerage on the other side of the transaction protects all parties while distributing liability.

In referral arrangements, we work in a completely transparent manner. All parties will know exactly what the duties are of each to the other, and both buyer and seller can see clearly how all commission funds and referral fees are handled and payed. Really, it's a win-win-win-win situation for everyone, producing more satisfied clients, less stress for the brokers, and a better real estate environment over-all.
